These Guest Terms apply to all bookings made directly through Stay With Us–operated websites and form part of the stay agreement between the guest and R&S Legacy Homes, LLC (“Host”).


1. Direct Booking Relationship

Bookings made through Stay With Us are direct lodging agreements between the guest and the Host identified at the time of booking.

Stay With Us provides booking, communication, and administrative tools only and is not a marketplace, broker, agent, or intermediary between the guest and the Host. Stay With Us does not take possession of the property, does not control daily operations of the stay, and does not assume responsibility for the conduct of guests or the Host beyond what is expressly stated in these Guest Terms.

Unless a reservation is made on a third-party platform, no third-party platform terms apply to bookings made through Stay With Us. When a booking is made through a third-party platform, that platform’s terms apply only to the extent required by that platform and do not replace these Guest Terms unless expressly stated.

The guest acknowledges and agrees that:

All lodging obligations arise directly between the guest and the Host.

Payments made through Stay With Us or its payment providers are made on behalf of the Host for the lodging services provided.

Stay With Us is not responsible for promises, representations, or arrangements made outside the scope of these Guest Terms.2. Reservation & Payment

By completing a booking request, the guest agrees to:

Pay the total price shown at checkout, including applicable fees and taxes

Comply with all House Rules and Room Rules applicable to the selected room

Accept the Host’s no-refund policy, as disclosed prior to booking

Payment approval confirms the reservation for the approved lodging term only.


3. Guest Verification & Screening

To help maintain a safe and trustworthy environment, all guests must complete identity verification as part of the booking process. This includes submitting a valid government-issued photo ID and a live selfie for identity matching.

All payments are processed through secure third-party payment providers. The Host uses industry-standard payment-security and fraud-prevention tools to help reduce unauthorized transactions, account misuse, and chargebacks.

The Host does not conduct criminal background checks, court record searches, or law-enforcement screenings of guests. Verification is used solely to confirm identity, payment authorization, and compliance with these Guest Terms — not to assess criminal history or guarantee safety.

The Host reserves the right to delay, decline, or cancel any booking if verification cannot be completed, payment authorization fails, or information provided is inconsistent or incomplete.

4. Temporary Lodging License (No Lease or Tenancy)

A reservation grants the guest a limited, temporary license to occupy the assigned room only for the approved stay period.

This stay:

Is temporary lodging only

Is not a residential lease

Does not create tenancy or tenant rights under Texas law

Does not grant exclusive possession beyond the assigned room and permitted shared areas

The Host retains the right to access the property as permitted by law and the stay agreement.


5. Room Assignment & Use

Guests may use only:

The bedroom assigned to their reservation

The bathroom and parking areas designated for that room

Approved shared common areas

Use of other bedrooms, bathrooms, or parking areas is not permitted.


6. Guest Responsibilities

Guests are responsible for:

Their conduct and the conduct of any approved occupants

Following all House Rules and Room Rules

Leaving the room and shared areas in reasonable condition

Paying for damage caused by misuse or rule violations

The Host is not responsible for lost or stolen personal belongings.


7. Overstays & Rule Violations

Staying beyond the approved checkout time or violating stay rules may result in:

Additional charges

Early termination of the stay without refund

Removal from the property as permitted by applicable law


8. Assumption of Risk

Guests acknowledge that staying in a shared home involves inherent risks and agree to assume responsibility for their personal safety and belongings to the maximum extent permitted by law.

Stay With Us does not guarantee the safety or behavior of other occupants or guests and does not perform criminal or background screenings.

Exterior security cameras are disclosed in the House Rules.


9. Payment Terms

9.1 Accepted Payment Methods

Accepted payment methods may include Zelle, Cash App, and credit or debit card if offered at checkout.
Cash payments are not accepted unless expressly approved in writing by the Host.

9.2 Lodging Fees (Not Rent)

All payments are lodging fees for temporary accommodation, not rent.
Payments do not create a lease, tenancy, or tenant rights under Texas law.

9.3 Payment Schedule & Installments

Payment amounts and due dates are disclosed prior to booking approval.
Some stays may be approved with installment-based payments. Installments are part of a single lodging agreement and do not convert the stay into rent or tenancy.

Failure to make a payment when due may result in suspension or termination of the stay.

9.4 Authorization & Charges

By submitting a booking request, the guest authorizes the Host to charge the selected payment method for approved lodging fees, unpaid balances, damages, or rule violations as permitted by law.

9.5 No-Refund Policy

All payments are non-refundable once the stay is approved, including early departure, unused nights, or removal due to rule violations, except where required by law.

9.6 Late Payments & Chargebacks

Late or missed payments may result in additional fees or early termination without refund.
Unauthorized chargebacks may result in immediate termination and restriction from future bookings.

9.7 Payment Security & Fraud Prevention

Electronic payments are processed through third-party providers, including Stripe when offered at checkout. The Host does not store full credit or debit card numbers on its own systems.

To protect guests and the property, the Host may use industry-standard payment-security and fraud-prevention measures, which may include address verification, card security checks, 3-D Secure authentication, transaction monitoring, and dispute tracking.

Transactions flagged for potential risk may require additional verification, an alternative payment method, or may be declined.


10. Policy Updates & Modifications

The Host may update House Rules, Room Rules, or Guest Terms from time to time to address operational, safety, or legal requirements.

Updates apply prospectively and do not retroactively alter the terms of an active stay unless required for safety, legal compliance, or property protection.

In the event of any conflict, the following order applies:

3. These Guest Terms


12. Acceptance

By submitting a booking request and selecting the required acknowledgment checkbox, the guest confirms they have read, understood, and agreed to these Guest Terms, the House Rules, and the Room Rules.

Policy Updates
Stay With Us may update these Guest Terms from time to time. Any changes will be posted on this page with an updated version number and effective date. Continued use of the platform after an update constitutes acceptance of the revised terms.
