POLICIES, HOUSE RULES & ROOM RULES

These Policies, House Rules, and Room Rules (collectively, the “Policies”) form part of the binding stay agreement between the Guest and the Host and are enforceable as conditions of occupancy.

SECTION I — HOUSE RULES
(Applicable to all Guests and all Rooms)

1.1 Temporary Lodging; No Lease or Tenancy
All stays are provided as temporary lodging only. No stay creates a residential lease, tenancy, or landlord-tenant relationship, regardless of length of stay or payment structure.
1.2 Smoking, Vaping & Substances
Smoking, vaping, and e-cigarette use are prohibited inside the home, including bedrooms and common areas. Smoking is permitted outside only in designated areas and must not allow smoke or odor to enter the home.
1.3 Parties, Events & Commercial Use
Parties, events, and commercial filming or photography are prohibited without prior written approval. Illegal activity is strictly prohibited.
1.4 Quiet Hours
Quiet hours are enforced from 9:00 PM to 4:00 AM. During these hours, noise must be kept to a minimum in all areas of the property.
1.5 Shared Spaces & Cleanliness
Guests shall maintain cleanliness in all shared spaces. Shared bathrooms are assigned by room and may only be used by authorized guests. Personal belongings may not be left in common areas.
1.6 Guests & Visitors
Only approved guests may be present on the property. Overnight visitors are prohibited without prior written approval. Guests may not enter other guests’ rooms without permission.
1.7 Energy & Property Care
Guests must conserve energy and refrain from moving furniture or property fixtures without approval. The property must be left in the same condition as upon arrival.
1.8 Pets
Pets are not permitted unless expressly approved in writing by the Host.
1.9 Laundry Use
Laundry facilities are available for guest use. Guests must promptly remove items after use. Laundry hours are limited to early morning through 8:00 PM.
1.10 Parking (General)
Parking is limited and controlled by room assignment. Guests may park only in areas designated for their assigned room. Unauthorized parking may result in towing or termination of the stay without refund.
1.11 Backyard Use
Backyard access is limited to approved concrete areas. Landscaped or restricted areas may not be accessed.
1.12 Personal Belongings & Damage
The Host is not responsible for lost or stolen items. Guests must immediately report any damage.
1.13 Security Cameras & Monitoring
For safety and property protection, the exterior of the property is equipped with visible security cameras. Cameras are located outside only and do not record audio. No cameras are located inside the home, bedrooms, or bathrooms. Tampering with or disabling security equipment is prohibited and may result in termination of the stay.
1.14 Privacy, Security & Identity Verification
1.14.1 Identity Verification
Stay With Us may collect government-issued identification and a live selfie image for identity verification, fraud prevention, and enforcement of safety policies.
1.14.2 Information We Collect
Information collected may include contact details, booking data, identity verification data, payment information processed by third-party providers such as Stripe, communications related to the stay, and technical system data.
1.14.3 Use of Information
Information is used solely to operate guest stays, process payments, verify identity, prevent fraud, and enforce Stay With Us policies and safety standards. Personal information is not sold and is not used for marketing.
1.14.4 Data Retention
Information is retained only for as long as reasonably necessary to fulfill operational and legal obligations, after which it is securely deleted or anonymized.
1.15 Enforcement
Violations of these Policies may result in enforcement actions including, without limitation:
(a) written warnings;
(b) monetary penalties; and/or
(c) early termination of the stay without refund.

SECTION II — ROOM RULES
(Applicable only to the Room selected at booking and in addition to the House Rules)

APPENDIX A — MASTER BEDROOM RULES
A.1 Authorized Areas
Guest may use only the Master Bedroom and its private bathroom. Use of shared bathrooms is not permitted.
A.2 Parking
One (1) vehicle is permitted to park in the designated driveway area and must not block access, sidewalks, or other vehicles.
A.3 Supplies
An initial limited supply of toiletries is provided. Guests are responsible for replenishment after the initial supply is used.
A.4 Check-In / Check-Out
Check-in: Between 3:00 PM and 7:00 PM
Check-out: By 11:00 AM
Early or late arrangements must be approved in advance.
APPENDIX B — LARGE BEDROOM RULES
B.1 Authorized Areas
Guest may use the Large Bedroom and the shared bathroom only. Guest may not use the Master Bedroom or Master Bathroom.
B.2 Parking
One (1) vehicle is permitted to park in the designated driveway area.
APPENDIX C — SMALL BEDROOM RULES
C.1 Authorized Areas
Guest may use the Small Bedroom and the shared bathroom only. Guest may not use the Master Bedroom or Master Bathroom.
C.2 Parking
No driveway parking is permitted. Street parking only. Guests must comply with all posted signs and local regulations.
APPENDIX D — COZY ROOM RULES
D.1 Authorized Areas
Guest may use the Cozy Room and the shared bathroom only. Guest may not use the Master Bedroom or Master Bathroom.
D.2 Parking
No driveway parking is permitted. Street parking only. Guests must comply with all posted signs and local regulations.
Room Rule Violations
Failure to follow Room Rules may result in enforcement actions including, without limitation:
(a) written warnings;
(b) parking enforcement or towing; and/or
(c) early termination of the stay without refund.

PART III — HOST POLICIES

MANAGED HOST NETWORK — HOST PARTICIPATION POLICY

1. Purpose
This policy governs participation by third-party hosts who list units on the Stay With Us platform (“Managed Hosts”).
Host Eligibility
Hosts must be lawful owners or authorized operators, comply with all applicable laws, maintain required permits, follow Stay With Us policies, and provide accurate listing information. Approval is at Stay With Us’s discretion.
Roles
Hosts remain the lodging provider for their units. Stay With Us provides platform, branding, and tools only and is not a broker, agent, or property manager. Each booking is a direct lodging agreement between guest and host.
Service Fees
Managed Hosts pay a Stay With Us Service Fee for platform access. Fees are separate from guest charges and are non-refundable, except as stated in Section 9.
Listing Standards
Units must accurately match descriptions, meet safety standards, follow guest-facing policies, and be properly maintained. Misrepresentation may result in termination.
Guest Relationship & Payments
The guest relationship belongs to the host. Payments are processed through approved providers. Hosts are responsible for taxes and regulatory compliance.
Data, Branding & Intellectual Property
Hosts receive a limited, non-transferable license to use Stay With Us branding and tools during participation only. All Stay With Us intellectual property, workflows, automations, tags, and systems remain exclusive and non-transferable.
Compliance & Enforcement
Violations may result in warnings, suspension, or termination.
Termination & Refunds
For cause: immediate termination with no refund of prepaid service fees.
Without cause by Stay With Us: prorated refund of unused prepaid service fees.
Limitation of Responsibility
Stay With Us is not responsible for host compliance failures, guest conduct in host units, disputes, or property damage.
Policy Updates
Updates will be posted with a revised version and effective date. Continued participation constitutes acceptance.
Acceptance
By listing a unit, the host agrees to this Managed Host Network Policy and all related Stay With Us policies.
